Enter the home price, your down payment, the interest rate and the term, then add property tax, homeowners insurance and any HOA dues — and this calculator shows the full monthly payment with every part broken out, plus the loan amount, the total interest over the term, the payoff date and a year-by-year amortization summary. It is the honest version of the number most listings leave out: not just principal and interest, but the whole amount a home costs you each month.

How the estimate works: principal and interest come from the standard amortization formula on the loan amount (price minus down payment). Property tax is spread evenly across the year — the price times the tax rate you enter, divided by 12 — and insurance is the yearly figure divided by 12; HOA dues are added as entered. Each part is rounded to the cent, then the four rounded parts are added together for the total, so the figures on screen always add up. Estimates assume a fixed rate and do not include PMI, closing costs or changes in tax or insurance over time, so a real lender quote will differ.
How to use this calculator
- Enter the home price and your down payment — type it as dollars or as a percentage; the two stay in sync.
- Add the interest rate from a quote you have been given, and pick a term: 30, 20 or 15 years, or a custom length.
- Enter property tax as a yearly percentage of the price, home insurance as a yearly dollar figure, and HOA dues if the home has them.
- Read the big number first — the total monthly payment — then the breakdown underneath it.
- Change one thing at a time (the term, then the down payment) to see what actually moves the payment.
What PITI means, part by part
Principal and interest is the loan itself: a fixed monthly amount from the standard amortization formula, mostly interest at the start and mostly principal by the end. Property taxis charged by local government as a percentage of the home’s value; here it is the price times the percentage you enter, divided by 12. Homeowners insurance is a yearly premium spread across the year. Most lenders collect the tax and insurance parts with your payment and hold them in escrow. HOA dues, where they apply, are charged by a homeowners association for shared upkeep and are added on top. A quote that only shows principal and interest is not wrong — it is just not the whole bill.
A worked example
Buy a $400,000 home with 20% down ($80,000) and you borrow $320,000. At 6.5% over 30 years, principal and interest come to $2,022.62 a month. Add property tax at 1.1% of the price — $366.67 a month — and homeowners insurance of $1,800 a year, which is $150 a month, with no HOA dues, and the total monthly payment is $2,539.29. Over the full term the interest alone adds up to $408,142.36 — more than the amount borrowed — which is exactly why the term and rate are worth comparing carefully before you sign.
How much house can I afford?
Start with the guideline lenders often use: the 28% housing ratio, which keeps the full monthly housing payment at or below roughly 28% of gross monthly income. Treat it as a ceiling to test, not a target to hit. A payment at the top of that range leaves less room for everything else — utilities, maintenance, an emergency fund and ordinary life — and homes come with repair bills that rent never sent you. If you are weighing buying against staying put, the Rent Affordability Calculator runs the same kind of check on the renting side. Still renting while you save? Our guide to negotiating your rent before signing a renewal can lower the cost of the wait, and our article on how to split shared expenses fairly helps if the housing costs will be shared.
The down payment trade-off
A bigger down payment shrinks the loan, the monthly payment and the total interest — and at 20% or more on a conventional loan it generally removes the need for private mortgage insurance (PMI). But it is not automatically the right move: money parked in a house is money that is not in your emergency fund, and smaller down payments are common precisely because saving 20% takes many buyers years. Try both sizes above, look at how little the monthly payment sometimes moves, and weigh that against keeping a cash cushion. Our budgeting guides cover building that cushion alongside a deposit goal.
More calculators & tools
The Loan Calculator runs the same amortization maths for any loan, with extra payments included — handy for seeing what overpaying a mortgage would do. Before a deposit takes your savings to zero, check the Emergency Fund Calculator for the cushion worth keeping back, and compare the monthly cost of renting with the Rent Affordability Calculator. All of them live on the calculators hub.
This calculator provides estimates for general education only and is not financial, legal, or tax advice. Results use the figures you enter and standard amortization maths; they do not include PMI, closing costs or future changes in property tax or insurance, and real lender quotes may round differently, so treat the output as a comparison tool, not an offer. Frequently Asked Questions
What is included in a monthly mortgage payment?+
For most US home loans, four things: principal (the part that pays down what you borrowed), interest, property taxes and homeowners insurance — often shortened to PITI. Many lenders collect the tax and insurance portions monthly and hold them in an escrow account, then pay the bills when they fall due. HOA dues, where a homeowners association charges them, sit on top. This calculator adds all of those parts together so the total resembles the amount that actually leaves your account.
How much house can I afford?+
A common starting point lenders talk about is the 28% housing ratio: keeping the full monthly housing payment — principal, interest, taxes, insurance and HOA — at or below about 28% of your gross monthly income. It is a general guideline, not a promise of approval and not a rule that fits everyone; a household with no other debts can often stretch further than one with car payments and card balances, and a payment that leaves no room for savings or surprises is risky whatever any ratio says. Use the ratio as a first filter, then test the payment against your real budget.
What does a 20% down payment avoid?+
On a conventional loan, putting down 20% or more generally means you are not required to pay for private mortgage insurance (PMI), which protects the lender — not you — if you stop paying. Smaller down payments are common and entirely legitimate; they simply usually come with PMI added to the monthly cost until the loan is paid down far enough, and PMI cost varies by borrower and loan, so check the figure on any quote you are given rather than guessing it. This calculator does not add PMI, so add it on top if a quote includes it.
Is a 15-year or a 30-year mortgage better?+
Neither is better for everyone — they trade monthly cost against total cost. A 30-year term spreads the loan thin, so the monthly payment is lower but you pay interest for twice as long. A 15-year term has a much higher monthly payment, yet the balance falls fast and the total interest is far lower. Run both terms above with the same price and rate and compare the total interest line; then be honest about which payment your budget can carry in a bad month, not just a good one.
Why is my property tax estimate only an estimate?+
Property tax is set locally, varies a lot by state, county and even school district, and is usually charged as a percentage of the home's assessed value — which is not always the price you paid. The calculator takes the percentage you enter and spreads it evenly across the year. Before you rely on a figure, look up the actual tax bill for the home or area you are considering, and remember taxes and insurance premiums tend to change over time, which changes the total payment even on a fixed-rate loan.
